What type of reporting and communication can I expect?
Abode Property Management will tailor reporting and communication needs based according to our owner’s needs on a per property basis. Our standard reporting includes a monthly rent roll, profit and loss (income statement) with notes, and owner ledger with backup documentation.
How are rental rates set?
Rental rates are established in consultation with our owners using a variety of sources, including our rental rate subscription services, existing portfolio information, and by pulling our own comps from market sources.
What do you do to get my property leased?
As a general statement, turnover costs money (which varies from property-to-property). Our first aim is to retain quality existing tenants at market rates. We do that by providing tenants (customers) the same level of customer service as owners. Additionally, we proactively communicate with existing tenants (as our lease calls for), to ascertain whether a tenant is moving out, so that we have early notice of upcoming vacancy and minimize turn time as best as possible. We also pride ourselves on our marketing approach, which we believe targets the highest quality tenant from the largest possible audience.
